Q: Can I reach you after hours?

Q: Can you put the money directly into my account?
A: If you bank locally, the net operating income for the previous month can
be deposited directly into your account. If you live out of state, a check
will be mailed to you along with your report.

Q: Do I get to see the lease or sign it?
A: We take care of signing leases and scan them into our property
management software. We can provide a copy of a lease to you through
our software at the time of execution or any time you request a copy.

Q: Do you sell real estate too?
A: Custom Rental Management is dedicated to Property Management only.

Q: How and when do I get my checks?
A: Your net operating income checks are disbursed no later than the
20th of the month for the preceding month.

Q: How is rent collection handled?
A: Our software allows tenants to pay their rent through a portal in
our software. The office is open for rental payments in person Monday - Friday.

Q: How long of a lease do you sign?
A: A lease is typically one year in length.

Q: How much security deposit do you charge the tenant?
A: The Security Deposit amount for each property is determined by the
owner. Custom Rental Management will provide suggestions based on similar properties.

Q: How soon can you start managing my property?
A: Property Management services can be provided with a 24 hour notice.
Any existing lease information, keys, tenant information is helpful in getting started.

Q: What type of properties do you manage?
A: Single family residential, duplexes, cottages and apartment rentals are
the primary types of properties for which we provide service. We also manage
commercial properties.

Q: What type of reports do I get and how often?
A: Our software provides easy to understand, yet detailed reports in various
formats. You will be able to see details of the maintenance provided to each unit.

Q: Who holds the tenant security deposit?
A: Custom Rental Management typically holds the funds in a separate
Security Deposit account. If an owner wishes to hold the security deposit,
the tenant needs to be made advised of that.
